Condominium Management Services
At MaxWell Canyon Creek we know the importance of ensuring that your condominium corporation is operating efficiently. We have formed a strategic partnership with Pendium Property Group and now our licensed Property Managers are focused solely on managing condominium corporations regardless of the size. The importance of this relationship is that these individuals are licensed under MaxWell Canyon Creek and adhere to the highest standards required of them as licensees under the Real Estate Act.
The important aspects of any Property Manager are:
- Compliance with the Condominium Property Act, your specific Bylaws, and the tailored management agreement.
- Working with the Condominium Association to provide full accountability to the Board and all owners
- Maintaining required operating budgets, financials and ensuring they are readily available to owners as needed
- Ensuring the safety and security of the property at all times
- Assisting the Board of Directors with preparation and Bylaw reviews
- Arranging legal advice as necessary to assist the Board with decisions
- Other duties as agreed within the Property Management Agreement
Financials:
Our affiliate partner, Pendium Property Group takes your accounting seriously and work with a group of in-house accountants to ensure that reports are prepared in a timely manner and reviewed by MaxWell Canyon Creek. With respect to financials we commit to the following:
- Maintain all accounting records for the Condominium Corporation
- Pay suppliers as required
- Prepare and submit a monthly financial package to the Board of Directors for review and approval
- Collect condominium fees, special assessments, and other dues
- Prepare and mail any delinquency notices
- Recommend an appropriate course of action for any arrears
- Assist auditors in preparation of audited financial statements and tax returns
- Prepare and mail yearly statements for all owners
- Prepare Capital Reserve account recommendations for Board of Directors
Condominium Sales:
Sales of condominiums for owners is an integral part of condominium management. Our affiliate partner, Pendium Property Group can assist with the sales transaction by having all documents prepared in a timely fashion for all owners. The services include, but are not limited to:
- Maintaining tenant and emergency contact info
- Maintaining an updated owner contact list
- Preparation of Reserve Fund Statements and owner occupancy ratios
- Preparation and issuing Estoppel Certificates
- Preparation and issuing of all sale-related documents at the appropriate time
Communication:
We understand that the smooth operation of your condominium corporation is a requirement. We will ensure that we will stay in touch with you on a regular basis. We will be sure to:
- Attend Board and AGM meetings as agreed to in our management agreement
- Mail/email out all notices, agendas, and reports as required
- Mail/email audited financial statements and other reports as required
- Timely responses to owner complaints and concerns
- Keep the Board informed of ongoing concerns
- Forward copies of all relevant external communication to the appropriate parties
- Provide other assistance to the Board as required
Maintenance:
We will ensure that we do everything necessary to ensure your property is maintained to the highest degree possible. We have many contracts in place with contractors and by adding more properties we can obtain the best service at the most affordable price. Our services are as follows:
- Building, common ground, snow removal, waste removal services as needed
- Electrical and lighting replacement (internal & external) in all common areas
- Regular inspections of buildings and grounds
- Elevator (preventative) maintenance (as required)
- Preventative maintenance of all mechanical systems
- Security systems, as needed
